GENERAL INFORMATION
The terms and conditions below apply for reservations made by an individual, private person unless a special agreement has been made. Separate rules apply for reservation of the Entire house.

Our biggest concern is keeping our community safe. We are following the best practices as advised by the government of Lithuania and are updating our safety precautions as the situation develops.
SELF CHECK IN & CHECK OUT 24/7
We respect your time & privacy, so we offer comfortable & easy check in. We provide guests with a convenient, hassle-free way to check in 24/7. The automated process enables individuals to bypass the line at the front desk, so they can go directly to their rooms using their personal access codes.
RESERVATION
When booking a room guest name, surname, address, telephone number, email address, arrival and departure time, and method of payment are required. We reserve the right to require a passport, ID, or a copy of the document on the arrival.
A room reservation is binding once it has been confirmed verbally or in writing and you have received a reservation confirmation number. No Booking shall be treated as confirmed until the details and/or payment/deposit described at this document have been provided.
Credit card guarantee is required for all bookings when confirming the reservation. Credit used for guaranteeing the stay may also be used for charging any incurred costs related to cancelled or no-show reservations, damage or occurred extra costs coverage.
To guarantee the reservation, BōHEME HOUSE reserves the right to require either a complete or partial advance payment.
Entire House bookings should always be pre-payed in advance and no refund will be given in cases of cancellation.
DEPOSIT
100 EUR deposit is required when booking Apartments.
1000 EUR deposit is required when booking the Entire House.
Security deposit will be charged by Airbnb or our platform directly before your checkout date and will be returned back to you no later than 4 days after your checkout.
If extra costs or damages did not occur, the full amount of deposit will be returned to the same credit/debit card within 4 days after check-out of the guest.
ARRIVAL AND DEPARTURE
The Apartments are at your disposal from 15:00 on the day of arrival.
On your departure day the room should be vacated by 12:00 noon.
Late check-outs or early check-ins can be available on a request in advance and subject to room availability and occupancy levels.
If you leave the apartment later than at 12:00 and if late check-out was not agreed in advance by email, the first hour will be charged 45 Eur, and if you leave 13:30 or later, we reserve the right to charge the entire next night’s price.
Your keys have to be left at the Keybox station. If you leave the door unlocked or do not return the key to the Keybox station and leave the key at the apartment, a fee of 15 Eur will be applied. If the door key is lost, the lock will be replaced and a fine of 90 Eur will be applied.
BōHEME HOUSE is entitled to apply exceptions on check-in and check-out times stated above.
All rooms that have been secured by credit/debit card or prepaid at the time of booking will be held until check-out time.
In case you arrive at BōHEME HOUSE according to the arrival time agreed and the room you have reserved is not available we are liable to arrange you an equivalent or a better room without extra charges.
CANCELLATION AND NO-SHOW
Cancellation is free of charge for the first 24 hours after the payment if check-in is not yet started (applies for the same day bookings). If cancelation is requested 24 hours after the payment, we keep the right to reject it.
DAMAGE
PARKING
We do not provide reserved parking spaces for our clients, but street parking is available.
The closest parking areas on Muitines Street are at the Red zone and cost 1.20 Eur/hour during the daytime 8-20h.
You can pay at the nearest parking meter or using a mobile parking app (only with LT SIM card).
Please always check the parking signs and fees when parking your car since some changes might occur on the date of your arrival.
AIRPORT TRANSFERS
A private transfer from Kaunas or Vilnius Airports can be arranged on separate request. Please contact the BōHEME HOUSE team.
The cost and conditions for a pick up at Kaunas or Vilnius Airport should be confirmed separately.
CITY TAX
1 EUR/night is applied for each guest from 18 years old.
This tax is not collected for a stay which is longer than 30 days.
CHILDREN
All persons under 18 years of age staying at the BōHEME HOUSE Apartments must be accompanied and supervised by a responsible adult.
Cribs are available for the Apartments Nō1, Nō4, Nō6, Nō8. However, these are limited and subject to availability. Additional charges may apply. Please check at the time of booking.
Children may be served breakfast or a la carte dishes and this cost will be charged separately.
BREAKFAST | BRUNCH
Our apartments’ guests can choose freshly cooked breakfast a la carte – 15 Eur/per person is included.
Please contact us for breakfast time and location – they can change depending on a season.
LOBBY BAR
It is not allowed to use Lobby bar area after opening hours. During night time only our apartments’ guests can pass through this area entering/leaving the House.
Visitors are strictly forbidden to enter Lobby bar Kitchen area at any time.
ROOF TERRACE
All the apartments have access to the roof terrace if there is no private event at that time.
For the safety reasons, roof terrace is accessible during Lobby Bar opening hours.
If you want to book a terrace for your private use, you can contact us directly for the fees and availability.
CINEMA LAUNDRY LOUNGE
The area of Cinema Laundry Lounge is available upon request. Additional charges may apply.
If you want to rent Cinema Lounge for your private event please contact us directly.
Minimum time slot for rent – 2 hours.
Maximum number of people allowed at the Cinema Lounge is 13, exceptions may be made by separate agreement with our team.
It is not allowed to bring your own food and drinks to the Cinema Lounge (only if it was confirmed with our team upon special request and we received necessary documents of production). We provide you with popcorn. Food and drinks can be ordered from Lobby bar.
Likewise in other areas, Security Cameras are in use at the Cinema Laundry Lounge.
ACCESSIBILITY
Please contact us directly to discuss specific individual requirements and the availability of appropriate accommodation and we try to do our best to accommodate your needs.
PET POLICY
Pets are welcomed in the BōHEME HOUSE Apartments Nō5, Nō6 and Nō7 Apartments. Additional fee of 17 EUR is applied. Please contact us in advance to confirm all the details.
If you bring the pet to non-pet apartments, we reserve the right not to accept the guests into the apartment and / or to double the price of the apartment per night.
Pets are not permitted at the Cinema Lounge.
SMOKING POLICY
Guests are not permitted to smoke in all the apartments or closed public areas, including e-cigarettes. A fine of 300 Eur is imposed for non-compliance with the smoking rules.
It is allowed to smoke on the Terrace and in balconies which are available in Apartments Nō1 and Nō4.
HOTEL EVENTS
Please be aware that at certain times throughout the year BōHEME HOUSE may host weddings, events and parties and Lobby bar, Roof Terrace or Cinema Laundry Lounge can be closed for private events and not reachable. Please contact us directly in advance of your stay for further information.
PHOTOGRAPHY & VIDEOGRAPHY POLICY
Photos and videos taken in BōHEME HOUSE can only be used for personal accounts (excludes influencers and other commercial accounts) and each source should provide the location @bohemehouse
If other guests of BōHEME HOUSE appear or take personal photographs, their verbal or written permission should be granted.
Prior written notice is required for each additional amount of people coming to the apartments or common areas of BōHEME HOUSE for the photoshoot purpose.
COMMERCIAL PHOTOGRAPHY & VIDEOGRAPHY POLICY
Commercial photoshoots include, but are not limited to, photography and filming of products, services, individuals, influencers for advertising, self-promotion, and sales purposes.
Photoshoots during which additional professional filming or photography equipment is used are also considered commercial.
All additional equipment, used for a photoshoot, must be agreed upon in advance by prior written permission, assessing whether it can have a negative impact on the floor, other surfaces, and furniture.
The sale or commercial use of photos is prohibited without prior written permission from the BōHEME HOUSE team.
According to the values, standpoint and target costumer of BōHEME HOUSE, every product or service must have prior written permission before the photoshoot.
The 1.8 coefficient is applied to the standard apartments or other BōHEME HOUSE spaces price for commercial photoshoots.
When apartments are booked for commercial purposes, breakfast is not included.
Photographs or video content, including, but not limited to, photographs or video material of sexual content, advertising of tobacco and alcohol products is prohibited in BōHEME HOUSE.

The 3.5 coefficient fine is applied to the standard apartments or other BōHEME HOUSE spaces price, if the client has booked for a regular use, but made commercial photoshoots or created other commerce content and published it without an agreement in advance.
ART OBJECTS AT THE BŌHEME HOUSE
All the art objects exhibited at BōHEME HOUSE are subjects to change. Therefore, artworks you can see on the pictures at the moment of booking may differ from the ones you will see at the moment of arrival.
Some of the artworks exhibited at the Apartments and common areas can be purchased. Please contact the BōHEME HOUSE team.
During the stay at BōHEME HOUSE as a guest you are responsible for safety of the artworks and damage caused on purpose or by accident by you, your child, your guest or your pet in the apartment room or in BōHEME HOUSE premises.
We kindly ask you not to touch art objects exhibited at the BōHEME HOUSE. If during your stay the arworks are destroyed/damaged or are missed after your stay, special chargers for the compensation will be applied.
It is forbidden to put any kind of food, drinks or any other objects on the grand piano at Soloist Apartment Nō8. It is forbidden to climb or sit on it.
Playing the piano is allowed only if you are eligible to do it and if you are a pianist. Playing the piano is allowed only at the day time from 9 am to 6 pm. Please contact the BōHEME HOUSE team if you would like to book a professional pianist for a private concert or contact us if you would like to play the piano after 6 pm.
The responsibility for causing damage is determined by general principles.
GUEST BEHAVIOUR
We follow good manners at BōHEME HOUSE. In case of breaking these rules you may be immediately removed from the premises. In such cases you are still obliged to pay for the accommodation and additional services ordered. You are not eligible to claim a refund for payments already made.
We respect the rest of our guests and Quiet hours begin at 8:00 p.m. on working days and 9:00 p.m on weekends: loud noise, loud music, loud voices, running in the corridors are not permitted and can result in immediate eviction with no refund. This rule might not be applicable for the Entire House reservations. In such a case, you can determine your Quiet hours rules.
For safety reasons, only checked-in guests are allowed on private BōHEME HOUSE premises such as rooms and the maximum capacity per apartment may not be surpassed. If you bring the additional guests to the apartment without our agreement, or if you bring the guests to any other space of Boheme house during night time or when the Lobby bar is closed, we reserve the right to charge the 100 Eur per additional person.
If you want to invite your own musicians or use your own music equipment – this should be coordinated with our team in advance and separate written permission should be granted. Without it we are eligible to apply a penalty fee.
OTHER CONDITIONS
Special terms and conditions can be applied in case of public holidays, special events, seasonality or additional services required.
FORCE MAJEURE
BōHEME HOUSE accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its reasonable control including, but not limited to, fire, flood, earthquake, extreme adverse weather conditions, natural disasters, pandemics, epidemics, other acts of God, acts of terrorism, fire or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse of building structures.
